Clean Energy Lending Funds
Nuveen Green Capital closed more than $1 billion in new commitments for Nuveen Green Capital CPACE Fund IV, bringing total commitments across the fund series to $3 billion since its 2023 inception. The fund provides Commercial Property Assessed Clean Energy financing, a public-private program that offers building owners low-cost, long-term capital for energy- and water-efficiency upgrades and climate-resilience improvements.
Fund IV builds on NGC's 73% year-over-year growth. The firm has originated more than $6 billion in C-PACE financings since 2015 through a vertically integrated origination and investment management platform. Growing institutional demand includes insurers increasingly prioritizing C-PACE as a core allocation, with Nuveen's 2026 survey finding that 53% of North American insurers are expanding private fixed-income allocations.
The fund's rapid growth signals that climate-focused commercial real estate financing is maturing from a niche strategy into a durable, repeatable allocation for institutional investors seeking long-dated, investment-grade returns.
